Who would rent my property?

We, Smartmove (Boston) Limited, a limited company registered in England and Wales at 23 High Street, Boston, PE21 8SH will rent your property, and our director would act as a guarantor to the property.

How much experience do you have?

Collectively, our leadership team has in excess of 30 years experience within the accommodation sector.

Smartmove (Boston) Limited has been in operation for in excess of 10 years, 5 of which has seen the group operate hotels too.

Why are we seeking more properties?

Recent years have seen an influx of trades persons requiring accommodation for significant projects.

We are looking for additional properties to supply workers with short term stays, that are working on local projects that prefer to stay in a house, other than a hotel

Are there any specific size properties that you're looking for?

We will gladly seek to take on any size property, from 2 bedrooms above, however 4 bedrooms would be ideal

Is there a specific location you are looking for?

We like to provide accommodation closer to town centres, and ideally with dedicated car parking, however we will consider further afield properties depending on the locality.

What are the advantages of renting to you?

We guarantee that your rent will be paid on time, every month.

The property will be kept immaculate, and be maintained to the highest standard.

We have been trading many years, and not going anywhere, so we will abide by the terms of the tenancy, giving the landlord peace of mind.

What will happen with the cleaning of the property?

We have a highly experienced and dedicated cleaning team who work tirelessly to ensure that our properties are up to the high standards required for guests on a timely basis.

What happens if my property suffers damage?

We have our own maintenance team who will ensure that any damage sustained is rectified immediately. We then recover the costs of this repair from the responsible guests, having already taken credit card details for the booking.

What security measures will be taken to protect my property?

Full CCTV systems are fitted on the exterior of all our properties, which are monitored around the clock by SIA registered officers.

We have a dedicated CCTV control suite which is monitored 24 hours a day, 365 days a year.

How long will you take the property for?

In an ideal world, we’d like to take a 60 month lease on your property to maximise the potential for our corporate clients seeking long-term accommodation.

At the end of our contract, what condition will my house be in?

At the end of the tenancy, if not renewed, we will give the property back to you as we found it, however we often improve the condition of the property, without any costs to you.

My property is currently marketed with an agency. Is that an issue?

Not at all! Whilst we will always prefer to “cut out the middle person” and work direct with you, we will work with an agent as well / instead of, if you would prefer.

I'm in two minds about how my property will look. Do you have any examples of what you've done?

Will I lose rent if the property is vacant for a period?

No, we guarantee rent for all our properties. We get our revenue from our bookings, through our own booking system and third party systems including booking.com and Air B’n’B.

Your rent will be guaranteed regardless of whether there are guests in the property or not.

How much will you pay me for my property?

We pay the going market rent, but on the occasion where the property has been undervalued, we will pay more.

Our valuers have 30+ years experience in ensuring that our landlords get the best value for money.

Will it cost me any money for the promotional material?

No, once we have signed a tenancy, our marketing team will create a logo for your property and its own brand, accompanied with a presence on our website.

Our photographer will capture the best angles of your property and we will then promote it through our channels.
